TPMG has the ability to provide a more focused, custom, flexible management plan, with convenient access to both Alex, Assigned CAM and TPMG Owner Troy, if necessary, via cell.
Large companies tend to provide a more corporate cookie cutter system that may not be as flexible in their approach. They sometimes lack the personal attention of additional support staff, who are in authority, with consistent easy access communication needed, by other than the assigned CAM.
Troy and Alex understand the importance of providing a system, with an assigned team. A system whereby the assigned CAM(s) perform and produce what is expected, with supervisory in the field support, based on the following, in accomplishing what is most important to the Board:
1. Knowing its client’s community Docs. That they are proactive in their approach to leading and advising the Board, based on that knowledge. Having attention to detail in Identifying common area needs, as well as member property deficiencies. Being proactive in bringing those needs with suggested solutions, with clear, timely, consistent communication to the Board, for a decision to achieve resolution.
2. Having an overall understanding of those communities’ financials. Operating, Reserves, monthly cash flow, in supporting the Board with projects and decisions needed. The ability to have easy access with our TPMG Bookkeeper and/or the Association Accountant, who can support more complex questions, regarding the Associations accounts and financial status.
3. Having a system in place for:
A) Organized Productive Smooth-Running Board Meetings.
B) Collection of Maintenance Dues and quickly addressing those members who are behind. Standardized rule/system with consistent automatic use of the attorney when needed, to encourage consistent, timely, up to date payments of dues.
C) Identifying Violations and the utilization of a Compliance and Architecture Committee. A system that holds up the enforcement of fines and remedial work, solving deficiencies vs just having fines on the books.
D) Parking Solution options. System that is balanced to support members, enforce safety, and help as possible, to improve parking issues that many South Broward communities have.
E) Leasing / Tenant changes and processing, with reports of deposits on file. Having accurate identification of rentals/change of tenants and date of lease renewal. Having those reports at the monthly board meetings, and a system for enforcement.
F) Proactive Common Area Management identification and resolution of deficiencies.
G) Identifying any nuance, “what’s important To This Board President and the Board Majority” Having a system in place to provide it proactively and consistently.
